Although it does get cold in the winter here, the area gets around 300 days of sunshine per year. There are other homes in the area that successfully rely on solar power. The property would need a well, Klamath County well logs show that wells in the area are productive. They are not on the property, but there are even natural springs nearby! It would also need to have a perk for septic. If you plan to bring in power, be sure and check with the utility companies to verify distance and costs.
If you choose not to build right away, this property will make a great place for a base camp or vacation spot to explore the nearby wilderness, lakes, and rivers. The Freemont-Winema National Forest is nearby with over 1,000,000 acres of public lands! If you love outdoor activities, this is the perfect place! Hunting, fishing, horseback riding, fly-fishing camping, hiking, OHV riding, there is so much to do! It's about an hour to Crater Lake National Park, and the Cascade Mountains for winter skiing and snowboarding, you could travel up to the Willamette Pass or travel north to Bend.
The community of Sprague River is just down the road. They have a post office, deli, gas station, and a few shops. The town of Chiloquin is about 20 minutes away, or if you want to travel to a larger city, Klamath Falls is about 45 minutes south on Hwy 97. This Highway can also take you north a few miles to the Klay-Mo-Ya Casino or on to Bend, Oregon which is the largest city in Central Oregon and a hub for recreational, cultural, educational, agricultural, and artistic events.
The air is clear here, at night there is almost no light pollution, and stargazing is spectacular! One of the things that struck me the most while standing on the property is how quiet it is! You can hear the wind, and a few birds, a very far away dog barking, but mostly just the quiet peacefulness of the natural landscape that surrounds you here.

This is one of those unique places where off-grid living is possible. We did get cell service while on the property.
This is the Sprague River as it meanders through the farm and pasture lands in the valley below the plateau. The river is just over a mile away from the property!

The property sits above 4,000 feet elevation, and it does get cold here in the winters, and warm in the summers, but the spring and fall are just perfect, and in the springtime the whole area is covered in green grass, sage brush, rabbit brush, and native wildflowers!
The roads to the subdivision are paved, and within the subdivision they are dirt and gravel. We had no trouble at all accessing the property.
The Freemont-Winema National Forest is nearby with over 1,000,000 acres of public lands. This would be a great spot to use as a base-camp to explore the nearby wilderness. Horseback riding, OHV/ATV riding, hiking, backpacking, mountain biking, if there is something outdoors you love to do, there is likely a place nearby to do what you love!
It was a little hazy on the day we took the pictures due to a wildfire in California. The smoke was blowing in from the Klamath Basin. Usually the skies are clear and with almost no light pollution, the stargazing at night from here is spectacular!
You can see the Cascade Mountains off in the distance to the west. Crater Lake National Park is just an hour away and is breathtakingly beautiful! The nearby Cascade Mountains offer unlimited winter recreation! Skiing and snowboarding in the winter months are nearby at the Willamette Pass or Mt. Bachelor. In the summer months, there are many rivers and lakes in the area and places to hike, camp, hunt, or fish, this is definitely the place to be if you love the outdoors!
This was taken a little farther west on the Sprague River, more toward Chiloquin, where it meets the Willamson River. Chiloquin is about 20 miles away. You can easily get on HWY 97 from there and travel south to Klamath Falls, or North to Bend for larger shopping trips, cultural events, concerts, education and medical facilities. The Sprague river offers excellent fly-fishing, mostly for trout, some large, trophy sized trout have been caught here recently! You can canoe, kayak, float, swim, fish, or just relax and watch the water and the wildlife!
The area is known for being on the Pacific Flyway for migratory birds. Over 400 species of birds make their way through the area, including bald eagles! The Klamath Basin has the largest congregation of wintering bald eagles in the lower 48 states! You can also see sandhill cranes, geese, ducks, songbirds, and pelicans!
