Owner-carry financing is an agreement between the seller and buyer of a property where an agreement is made for the buyer to purchase the property with payments to the seller over time.

The terms of these agreements can be creative, and vary a great deal. Typically they include a reasonable down payment, an interest rate of between 9-11% and payments for 5-10 years. All of these amounts are negotiable through a Real Estate Broker.

At Cascade Land and Homes, we use an Oregon Land Contract for these transactions, and they will go through Title and Escrow. The transactions will also be recorded in the county where the property is located. 


This is an excellent alternative, and can offer advantages for both buyers and sellers, especially for rural land that is sometimes difficult to obtain a conventional loan for, or for buyers with obstacles.
