At the foot of the Gearhart Mountain Wilderness Area, near the Fremont-Winema National Forest, these three parcels, 40, 40, and 80 Acres combine to total this large,160~acre parcel in rural Klamath County, Oregon!
These parcels were part of the Bootleg fire in 2021.
Many of the trees on the property were burned, but there are some live trees still standing and have survived. The area is healing from the fire, and the natural ecological succession is taking hold. There are grasses, wildflowers, shrubs, and some hardwood trees returning to the area. We saw many deer, and the wildlife is quickly returning.
The property has several access roads. We made it easily without 4-wheel drive, but we do recommend at least a high-profile vehicle to view the property. We did get cell service while at the property, but make sure and print out your maps or download offline GPS maps.
Water seemed to be flowing everywhere when we were there! Many natural springs dot the landscapes in this part of the county, and it would appear that several are on the property, although some may be seasonal. The geology of the area is unique and varied. There are steep hillsides, gentle slopes, small ravines, and flat meadowlands. Our favorite are the large outcroppings on the property that allow you to see for miles out over the surrounding foothills and valleys. One of our favorite rock outcroppings overlooks O'Connor Puddle and the creeks that supply its freshwater intake.
We could see pelicans landing on the water below while we were there! There is a large flat spot there that would make an excellent campsite, base camp, or vacation getaway! With 160 acres of land that includes meadows, valleys, and large expanses of forest land, you have plenty of room to explore and find your favorite spot!
There are many birds in the area including birds of prey, waterfowl, quail, pheasant, and grouse, as well as migrating birds. Klamath County is on the Pacific Flyway, and there are over 300 species of birds that migrate through the area. The wildlife has returned and is reclaiming their homes after the fire. Many are once again abundant in the area, including deer, bear, elk, antelope, coyote, fox, beavers, rabbits, squirrels, and many others.
The parcels are currently zoned F, so if you have plans for the property, make sure you check with the governing jurisdictions. There is power below at the subdivision surrounding O'Connor Puddle to the southwest. It would need a well and septic. Combined, they are surrounded on three sides by private timberland, offering additional privacy.
The property is very rural, however, there are full-time residents nearby. The closest town is Bly, Oregon where you can get food, supplies, and fuel.
