The mature pine trees that cover both parcels are home to abundant wildlife and offer privacy and beauty for a secluded homesite near the Williamson River! Members of this subdivision have a dedicated private river access with a boat launch area!

The properties sit in a quiet court in an area of custom stick-built homes. The roads are well-maintained and easy to travel. Power is to the street, and a well and septic would need to be installed. Of course, be sure and check with local jurisdictions on your plans for your property.

The small community of Chiloquin is just down the road, the subdivision sits on the edge of town. Chiloquin lies off Hwy 97 which is the main artery that connects the larger cities of Central Oregon. It would be an easy 30-minute commute to Klamath Falls.

The Williamson River flows through Chiloquin and converges with the Sprague River just southwest of town where they flow on to the Upper Klamath Lake, supplying it with its primary source of fresh water.

The Klamath Basin is on the Pacific Flyway for Migratory Birds and sees over 300species of birds come through the area, including ducks, geese, sandhill cranes, songbirds, hawks, osprey, and even pelicans! The Klamath Basin has the largest congregation of wintering bald eagles in the lower 48 states!

Both the Sprague and Williamson Rivers have a reputation for outstanding fly-fishing! There have even been trophy-sized trout caught here recently!

The outdoor recreation possibilities are endless here, aside from the water recreation of boating, swimming, fishing, and rafting, there are also nearby places that have designated OHV trails, horseback trails, hiking, mountain biking, camping and so much more!

In the winter months, you can enjoy all that the nearby Cascade Mountain snow has to offer, with nearby downhill and cross-country ski areas, sledding, tubing, and snowmobiling!

There is just so much to do in this beautiful area! It sits in the rain shadow of the mighty Cascades, so it doesn't get the typical rainfall that Oregon is famous for. It is considered a high desert, but water is everywhere, from the clear rivers, alpine lakes, and streams, to wetlands, marshes, and tributaries. At around 4,300 ft. elevation, it does get cold here in the winters, but the summers are warm and pleasant.

Give us a call for more information on this incredible opportunity to purchase two adjoining parcels!  (541) 405-4145
