If you need to make a  larger shopping trip, or want a night out on the town,  Klamath Falls is just 60 miles away! There is an airport there, larger box stores, like Walmart and Home Depot, as  well as Oregon Institute of Technology (OIT), Klamath Community College, Sky Lakes Medical Facility, educational, cultural, musical and artistic events, great restaurants and very friendly people!

 The property is mostly flat, and covered in sage, native grasses and wildflowers! There are several small creeks that run through the neighborhood. It would need a well and septic prior to building. Power is a distance away, and you would likely need an alternative power source. With all the sunshine Klamath County gets, almost 300 days) many people in the area successfully opt for solar or wind power.  We did get cell service while on the property. The zoning is R2 for residential.

There are no CCRs or an HOA in the Oregon Pines Subdivision, no time limit to build and modular homes are allowed! You are welcome to bring your horses or other animals as long as you comply with the Klamath County ordinances. 

Life is slower here, it is a great place to forget your stress and busy lifestyle and come here to relax and take in the gorgeous territorial views and clear mountain air!

Klamath County offers year-round recreational opportunities! There are millions of acres of public lands nearby, and the property is just a short drive to the Sprague or Williamson Rivers, which both offer fantastic fishing!

Hunting, fishing, and OHV/ATV riding are popular here. There are miles of areas to hike, mountain bide or horseback ride. There are also many miles of designated off road vehicle roads nearby. In the winter months, you can ski, snowmobile or go sledding! The climate is arid here, unlike the interior valleys of Oregon. It is high-desert and it does get cold in the winters, but the rest of the year is pleasant and not too hot in the summers.
