This property was once heavily treed with gorgeous pine and juniper trees. It was burned by the bootleg fire in 2021. It's been some time now, and the land is beginning to recover. The early successional species have taken hold and the grasses and shrubs are returning. There were so many wildflowers this year! 

This property is ready for a new beginning, a new start after the fire. It has so much to offer, and even though it was burned, you can see life returning and the forest is renewing. 

The property lies within the Klamath Forest Estates Subdivision, (Sycan Unit). There are currently no CCRs or an active HOA. Modular homes are allowed. This parcel is zoned R5. Make sure and contact the governing jurisdictions on the viability of your plans. This is a large parcel, and Klamath County does allow horses on properties of this size! The property is bordered on one side by the public lands of the Fremont/Winema National Forest. Just a few miles to the north is the Sycan Marsh Preserve, a privately owned wetland area for research and restoration. 

It is only about 1/2 mile to the majestic Sycan River. If you are looking for a campsite or a place to come to get away from a busy lifestyle, this may be the perfect property! It is very peaceful here, there is no noise other than the nature surrounding you.

It has been enough time after the fire now where the wildlife is returning! We saw many deer on the road up to the property. There are also antelope, elk, cougars, bears, rabbits, and many more. There are also hundreds of species of birds including ducks, geese, cranes, quail, and many birds of prey including eagles, falcons and osprey.

There is no light pollution, making the evening sunsets and nighttime stargazing unbelievable!

It is quite a distance to power from here, so if you were to build, you may want to consider an alternative power source. Klamath County receives a great deal of sunshine, and many people successfully opt for solar or wind power as an alternative. The property would also need a well and septic if you were to build. We do recommend a high profile vehicle when traveling to this property.

There is no time requirement for building after purchase.

The closest town to this property where you can get food, fuel and supplies is either Beatty or Bly, Oregon which are both about 30 miles away.

Klamath Falls is the largest city nearby with an airport, a large hospital and medical facilities and large box stores for shopping. Klamath Falls is approx. 75 miles away to the southwest, and Lakeview, Oregon is approx. 70 miles to the southeast.
