Large 20.2~Acre property located off Hwy 140 outside of Bly, Oregon, at O'Connor Puddle. This property was part of the Bootleg fire of 2021. Many of the trees burned during the fire, but not all, and the area is quickly showing signs of recovery! New trees are spouting all over, the grasses are green, and in the spring the area is covered with wildflowers!

The previous owners had a small cabin on this property, but unfortunately it did not survive the fire. The cut-in driveway remains for easy access. The property slopes upward from O'Connor Puddle, allowing for amazing views of the water and meadowland below. There is a community area around the lake, so your views will never be obstructed, and there is easy access to the water. 

People are friendly here, which we often find to be true in rural Klamath County. We noticed that several of the neighbors leave their fishing boats on the shore for early morning trips on the water. It's easy to see this area was a secluded paradise before the fire, and it will be again. Things grow quickly in Oregon, and the people are resilient. It won't take long for the area to recover, and now is an excellent time to purchase property here! 

From Hwy 140, travel about 10.5 miles along paved Ivory Pine Road to the entrance of the  subdivision. There are excellent packed gravel and dirt roads leading to the property, and the power company has restored the power poles along the roads in the subdivision. Power is to the corner of the parcel, it will need a well and septic. There are both full-time residents here, and vacation/recreational properties. This property is Zoned R5.  

The area is considered high desert, and the climate is drier than the interior valleys that are famous for that Oregon rain! The summers are mild, with high temps around 80 degrees. The winters can be cold, as the elevation is near 5,000 ft, and low temps can get around freezing for a few months. The fall and spring are the perfect time of year here with crisp, cool mornings and warm afternoons.  

Klamath County is known for its year-round recreation, and this property is in an area to take full advantage of all it has to offer! There are many rivers, streams and lakes nearby, offering world-class fishing! Anglers from all over the country for the excellent fishing in Klamath County! Hunting is also popular here with large herds of deer, elk, and other large game.

The Gearhart Mountain Wilderness area is just about 25 miles away with hundreds of  acres of trails, hunting, hiking, and adventures just waiting to be explored! Crater Lake National Park and the Cascade Mountains are to the northwest offering excellent winter and summer recreation!

Klamath County is on the Pacific Flyway for Migratory Birds, and there is an abundance of waterfowl as well as turkeys, quail, birds of prey, and we have even seen pelicans on O'Connor Puddle!
