Since the property sits on the tableland, it is primarily flat. Roads in the subdivision are compacted dirt and gravel and are easy to access most of the year.
The views here are absolutely gorgeous! The Sprague River slowly meanders along as it makes its way through the small family farms and pastureland that make up the valley below. You can hear the far-off bellowing of cows or an occasional tractor. These are not large industrial farms.
It is so peaceful up on the rim looking out across the valley to the foothills in the distance. There is almost no light or air pollution here. As the sun dips below the Cascade Mountains to the west, the sunsets are really something to see, and at night, the stars light up the sky for the most spectacular stargazing!
It is rural here, but you are only a few miles to the small community of Sprague River, about 20 miles from Chiloquin, which has about 700 people, and around an hour to the city of Klamath Falls, which has a modern hospital, large box stores for shopping, and airport, active nightlife and all the amenities you would expect from a larger city. If you travel north on Hwy 97 about 100 miles, you reach Bend, which is the largest city in Central Oregon and an epicenter for educational, spiritual, artistic, cultural, and recreational activities.
The subdivision does have a few full-time residents, but it is not very populated. There is a great deal of privacy here. Power is to the subdivision, but be sure and check with local jurisdictions on the distance and costs to bring it to the property. Even though it does get cold here in the winter, the Klamath basin gets around 300 days of sunshine per year, and many people successfully opt for solar power of live completely off-grid! It is only about a 10 minute drive to the river, and the surrounding area has many mountain lakes and streams. After flowing through the green valley and farmland, just southwest of Chiloquin the Sprague River meets the Williamson River and they flow on to the Upper Klamath Lake to provide it with its primary source of fresh water. Both rivers are famous for excellent fishing! Fly fishing is especially popular here.

The local fauna includes black bears, elk, deer, mountain lions, rabbits, squirrels, fox, racoons, skunks and many others. It is rural here, and you will have wildlife just out of your back door!
The property is easy to locate. The roads are compacted dirt and gravel. We had no trouble accessing the property without 4wd, although if you are out exploring the nearby area, it might be a good idea. Look for our signs!
There are many alpine lakes, clear mountain streams and year round pristine rivers nearby offering so many ways to enjoy the water and spend your time outdoors in the clear mountain air! Fishing is very popular in the nearby rivers, and many trophy-sized trout have been caught in these waters. The nearby rivers and lakes offer boating, fly fishing, kayaking, canoeing, rafting, fishing, and swimming in the summer.
The views are what makes this property so desirable! It is incredibly quiet and serene here. When we got out and walked the property, the thing that struck me immediately was that it was so peaceful. The only noise I could here was an occasional bird flying overhead and the far off sound of a tractor down in the valley. There are a few year-round residents in the subdivision, but they are also here to enjoy the peaceful tranquility.
Crater Lake National Park is just 40 miles away and is Oregon’s only National Park! Crater Lake is fed from rain and snow melt and is amazingly clear. At 1,949 feet deep, it is the deepest lake in the nation and is absolutely breathtaking! The entire park is an area of incredible beauty
If you choose not to build, this would be an excellent place to use as a base camp to explore the nearby rivers, lakes, mountains, and the over 1,000,000 acres of public lands within the nearby Freemont-Winema National Forest! Hiking, OHV/ATV, horseback riding, mountain biking, bird and wildlife watching, fishing, boating, and fly-fishing are all popular here!
The Klamath basin is on the Pacific Flyway where more than 400 species of migratory birds pass through, including bald eagles, sandhill cranes, songbirds, and pelicans! In the winter months of November through February, hundreds of bald eagles winter over here. It is the largest wintering congregation of bald eagles in the lower 48 states! The Cascade Mountains lie to the west of the property, and the subdivision sits within the rain shadow of these towering mountains. Unlike the interior valleys of Oregon, with the decreased rainfall, this area is considered high desert. It does get cold here in the winters, but the summers are warm and pleasant. The spring frosts are often late though, so you may need to cover your garden starts on those cold mornings.
