The air is clear here, at night there is almost no light pollution, and stargazing is spectacular! One of the things that struck me the most while standing on the property is how quiet it is! You can hear the wind, and a few birds, a very far away dog barking, and an occasional car on the paved road below, but mostly just the quiet peacefulness of the natural landscape that surrounds you here.
The Sprague River is a tributary to the Williamson River, and meanders through the lush valleys from where it starts high up in the Gearhart Mountain Wilderness. There are many nearby points to access the river.
There has been some clearing done on the property by prior owners to provide possible homesites that would take full advantage of the views and have easy access.
This is a Google Earth photo with the property elevated. It gives you an idea of the slope and proximity to the river. You can also see that there are homes nearby. With the large size of this parcel you would have a great deal of privacy. The area is definitely rural, but not remote.
The area is known for being on the Pacific Flyway for migratory birds. Over 400 species of birds make their way through the area, including bald eagles! The Klamath Basin has the largest congregation of wintering bald eagles in the lower 48 states! You can also see sandhill cranes, geese, ducks, songbirds, and pelicans! The roads to the property are compacted gravel and dirt and are easy to travel. We had no trouble at all accessing the property. In this photo, you can see that power is to the road.
Both the Sprague and nearby Williamson River are very popular fly fishing rivers. There have been some trophy-sized trout caught here recently.
The gently slope upward of the property offers excellent views of the valley! Fall is coming to an end when we took this photo, but in early spring the entire valley turns back to the lush green that lasts most of the summer. In late spring the wildflowers blanket the valley in white, yellow and purple.

The property has many mature trees, low shrubs including rabbit brush and sage, and native grasses.

The Williamson River and the Sprague River converge just south west of Chiloquin and flow on to provide the Upper Klamath Lake with its primary source of fresh water. This photo was taken at the boat launching facility at the park just outside of Chiloquin, about 25 minutes from the property.
This property is located where it would be an easy drive for so many recreational activities, there is something for everyone here! There is also over a million acres of National Forest and even more public lands nearby waiting for you to explore! With the tall trees and fresh air, you may just want to stay home and enjoy your new home!

Being within the rain shadow of the mighty Cascade Mountains, allows the area to be drier than the interior valleys of Oregon. It is considered high desert and the area gets over 300 days of sunshine per year, and many people in the area opt for solar. County well logs show, and the neighbors tell us, that this area has productive wells. There are even springs nearby! Modular homes are permitted within the subdivision, but of course, check with the county on requirements. Off-grid living is a possibility here! We did get cell-service while at the property, and there are internet service providers that service this zip code.
