This rural, forested property has so much to offer! At 2.28 acres it is large enough for your plans of living out in the country! You could have a garden, some animals, and a nice country home! Power and phone are to the road, and we had no trouble at all locating and accessing the property. Large, mature trees cover the property and offer privacy and beauty to the landscape. The property slopes gently away from the road, but is primarily flat. It would need a well and septic if you were to build. Neighbors and county well logs show that wells in the area are productive and range from around 150-350 feet deep. With the area being volcanic, it is variable though. There is also a possibility to live off-grid here.

Neighborhood Profile Lot #11 BLK110 Bluebird Drive
Beatty, Oregon 97621
This large, 2.28~Acre property is forested with a variety of pine and fir trees and the understory is native shrubs and grasses, and in the spring, wildflowers sprout up everywhere!
The area is rural here. Dirt roads are how you get around, you know your neighbors, and help each other when you can. It's a different lifestyle here. If you are in a large city or town and are dreaming of a place you can come and get away from everything, breathe the clear crisp mountain air, smell the pine trees, and listen to the birds and the wind blowing through the forest, this may be the place you have been looking for!
The property sits at around 5,000 ft elevation, and the winters do get cold here, but there is something so peaceful about watching the snow fall in the forest. The summer climate is considered Mediterranean. Warm, without much rain. The property is located northeast of Klamath Falls between Bonanza and Beatty. The surrounding valleys were settled by agricultural farmers.
The subdivision is surrounded by forest land, some public lands and some privately held timber lands. There are miles and miles of places to explore and take advantage of all the outdoor recreation possibilities that this area has to offer! There are clear and clean rivers and streams, and alpine lakes, springs where water just bubbles out of the ground, high mountains, and lush green valleys all within a short drive!
There are no time limits to build after you purchase property here, and if you choose, you could use the property for a vacation getaway, a base-camp, or a place to meet up with family members and enjoy the wilderness. There are just so many possibilities here!

Klamath County parcel map showing the shape of the property and the surrounding roads and properties. The area is not significantly developed, but there are full time residents here.
My favorite trees on the property are the "puzzle bark" trees, the Ponderosa pines. They smell absolutely fantastic and make a good home for wildlife and birds. It is rural here, and some of the fauna you may see here include, black bear, mountain lion, deer, elk, squirrel, racoon, skunk, rabbit, fox, and many bird species, including birds of prey.
Klamath County Map showing the location of the property within the subdivision and the trees and landscape that surround it. There are many parcels within the subdivision, but not all are developed. There are a variety of home types here. There are very nice stick-built homes, modulars, small homes, and some are used as vacation spots or base-camps for hunting or exploring the surrounding wilderness.
There is power and phone along Bluebird Drive should you decide to be on the power grid. The property would need a well and septic prior to building.
This large parcel has many possible building sites! There are nice stick-built homes nearby, and modular homes are allowed within the subdivision. Bring your house plans and explore the possibilities!
This is a Google Earth screenshot with the property elevated so you can get an idea of its shape, size and location. Note that it is taken looking east.
There are miles and miles of roads and trails nearby to explore the wilderness! Mountain biking, OHV/ATV, and horseback and hiking are all popular ways to explore here!
The property is heavily treed and covered with shrubs including sage and manzanita and native grasses. The soil here is volcanic loam with a layer of mulch from the pine needles under the tree canopy.
This parcel is large enough to accommodate a horse or two, a garden, chickens, or maybe some other farm animals. You cold live that country lifestyle you have been dreaming of! It does get cold here in the winters, so you would need to cover your garden plants from late spring frosts.
The roads are well maintained and are compacted dirt and gravel. We had no trouble at all accessing the property without 4WD.
There is almost no light or air pollution here, so stargazing on clear nights is absolutely breathtaking! If you had a two-story home here with a deck, you could look out across the trees and forest and up and the endless stars at night.
Power and phone are to the road edge. If you decide to be on the power grid, check with the local utility companies for hookup distances and costs. Many people in the area successfully opt to live off-grid and use solar or wind power.
There is a nice variety of trees growing on the property that would allow for added privacy and the real feeling of being out in the forest. When you stand on the property and breathe in, the smell of the forest is absolutely rejuvenating!
Although the area is considered high desert and is in the rain shadow of the mighty Cascade Mountains, it does get some snow here. There are many nearby places to snowmobile, cross country ski, sled and play in the snow.
