The property lies east of the community of Sprague River a few miles, and is about an hour from the city of Klamath Falls. You are out in the country here, it is rural, but not remote. If you dream of having a place in the quiet countryside where you could have a few chickens and a garden, or a vacation home that you could use as a base camp for hunting, fishing, ATV, or any outdoor activities, this is the place! This property has so much potential for someone who is ready to be out in the country and breathe the clear air away from the city life.
The area gets over 300 days of sunshine per year, and many people in the area opt for solar. County well logs show, and the neighbors tell us, that this area has productive wells. There are even springs nearby! Modular homes are permitted within the subdivision, but of course, check with the county on requirements. Off-grid living is a possibility here! We did get cell-service while at the property, and there are internet service providers that service this zip code. This photo of the Sprague River was taken just outside of Chiloquin where it converges with the Williamson River and flows on to provide Upper Klamath Lake with its primary source of fresh water. Both rivers are famous for spectacular fishing and fly fishing with many trophy sized trout being caught in the rivers. Bring your fishing gear! This property is a short walk to the river!
The property slopes gently upward from the road and is covered with Western Juniper, a few pines, sage and rabbit brush and native grasses. The soil here is volcanic loam.
This property is large enough to have a couple of horses or other animals! Maybe a garden or mini-farm. The are miles of roads and trails to ride and public lands surround the area. The local town of Sprague River even has a Hitching Post store with actual hitching posts for your horse! There is also a deli/cafe, a convivence store with fuel, and a few other small shops. Usually the Hitching Post is open with a few locals out front to greet you with the news of the day and some good conversation.
The road to the property is compacted dirt and gravel and easy to travel. We had no problem at all accessing the property. It is just a short distance from the paved, county maintained road.
The nearby rivers and pristine mountain lakes offer boating, canoeing, kayaking, swimming, floating or just sitting by the river watching the water flow peacefully by and the local wildlife that also enjoy the clear mountain water.
