This large, 1.69 Acre parcel has views of the Sprague River and the surrounding valleys and foothills. It sits on a curve in the road and slopes gently uphill, a two-story home on the back of the property would offer even more spectacular views!

It has many mature trees, and low shrubs including sage an rabbit brush cover the property along with native grasses and wildflowers in the spring.

It is just a short walk down the road to the Sprague River! The property has amazing views of the surrounding mountains, valleys, and pastureland that are all part of the Sprague River Valley.

The property lies east of the community of Sprague River a few miles, and is about an hour from the city of Klamath Falls. You are out in the country here, it is rural, but not remote. If you dream of having a place in the quiet countryside where you could have a few chickens and a garden, or a vacation home that you could use as a base camp for hunting, fishing, ATV, or any outdoor activities, this is the place! This property has so much potential for someone who is ready to be out in the country and breathe the clear air away from the city life.

The area gets over 300 days of sunshine per year, and many people in the area opt for solar. County well logs show, and the neighbors tell us, that this area has productive wells. There are even springs nearby! Modular homes are permitted within the subdivision, but of course, check with the county on requirements. Off-grid living is a possibility here! We did get cell-service while at the property, and there are internet service providers that service this zip code. The wide-open space and ruggedness of the landscape here really give you that old west feeling!  The property is located within the Nimrod River Park Subdivision. This place has so much potential! There are no requirements for time to build here. If you decide not to build right away, the property would make a great spot for a base camp or vacation spot to explore the nearby recreational opportunities!
