The road leading to the property is paved and very well maintained by Klamath County. Power and phone are across the street. The property would need a well and septic if you plan to build. County well logs and the neighbors tell us that wells are not too deep here and are very productive. Make sure you contact the county and the utility companies to verify distances and costs. This area does allow modular homes as well as stick-built, so there are many possibilities!

The area is high desert, at around the 4,000 ft level and it does get cold in the winters, but the area boasts over 300 days of sunshine per year! Power is close by this parcel, but some of the people in the area do opt for solar power with great success. We did get cell-service while at the property, and there are internet service providers available for this zip code.
The nearby community of Sprague River is about 5 miles from here and has a post office, a gas station, a store, and a deli.
