If you are going to build, you will need a well and septic. There are no time limits to build here after purchasing your property, and no HOA or CCRs. You will need to check with Klamath County for the permitting process and viability of your plans.

You would have a few neighbors here; some homes are vacation homes, and some are permanent residents. The parcels are large, with many trees, and provide a great deal of privacy!

 The wilderness surrounds you here! There are large animals in the area, including Mule deer, elk, cougars, and bears, and smaller animals like bobcats, raccoons, skunks, squirrels, and many more. The Pacific Flyway for Migratory Birds passes through Klamath County, attracting over 300 bird species, including Bald and Golden Eagles, falcons, owls, hawks, cranes, herons, waterfowl, and songbirds.
