The property has easy access off of USFS Road 3723. As you turn onto the private road, there is a sign with the address assigned by Lake County, #22790 Cottonwood Road. As you enter through the gate, a meadow and a bubbling creek are to one side, and vast pastureland of a neighboring farm is to the other. It's so peaceful here, and serene.
This is the place you dream of when life gets busy and you want to escape to a place with tall trees, clear mountain air and nothing but wildlife surrounding you! The property is bordered by public lands, to add to the privacy. Mixed conifers, pines and junipers forest the property and surrounding hillsides, the property has not had a timber cruise. With a parcel this large, there is varied terrain, vast forestland, meadows, marsh areas, rock outcroppings, gentle slopes and flat areas. There are also natural springs and seasonal creeks on the property!
This property was the a dream of a previous owner, but now it's time to move to a new dream, a new owner, new ideas, and new adventures! Some improvements have been made by previous owners.
There is a compacted gravel driveway in that leads to a very large building pad, perhaps for a future ag building, barn, RV, group campsite, or incredible future homesite! The pad has been cleared, leveled and graveled. From this site, there are clear views of the water of Cottonwood Reservoir, and the surrounding foothills and valleys.
There is a well-maintained shed building that has been previously used for camping, and an additional storage building. There is also a permitted well! If you hike back into the forest, you come across a rustic hunting campsite from years ago. The well currently has a hand pump so you can have water until you run power or hook up an alternative power source.
Lake County receives a lot of sunshine, and many people here successfully opt for solar or wind power! Power has been run a significant distance on Cottonwood Road, but not quite to the property yet.
Wildlife in the area include bear, deer, cougar, elk, antelope, wild turkeys, pheasant, quail and many others. There is a possibility to apply for L.O.P. (Land Owner Preference) hunting tags as the new landowner. Click Here for information from ODFW.
When we passed by Cottonwood Reservoir on the way to the property there were several fishermen out on the water fishing for trout. We stopped at the Lake County Park area, which is just under two miles from the property, where there is a parking area, picnic tables and a boat launching ramp. There weren't many people there that day, but we saw an incredible amount of waterfowl on the water!
You may never want to leave this property once you get here, but eventually you will need supplies! The City of Lakeview, OR which is the county seat of Lake County, has a population just under 3,000 is only about 16 miles from the property. You can make the short trip into town for groceries, supplies or have an evening out. Click Here for the City of Lakeview website.
