This large, 80-acre property sits at the base of 5,354ft Cooks Mountain in the wilderness of rural Klamath County. cooks mt

There are gorgeous rock formations and outcroppings on the property and views of the surrounding foothills and valleys as well as the tabletop peak of Cooks Mountain!

The parcel has groves of mature trees, low-growing sage and rabbit brush and native grasses. In the spring it is blanketed in wildflowers!

The shallow ravine that runs through the property has a seasonal creek that is part of the Chipps watershed.

At an elevation over 4,500 ft, it does get cold in the winters here, but the area receives around 300 days of sunshine per year! In the spring and autumn the nights and mornings are cold and crisp, but it warms up in the day, and the summer months are warm and pleasant.  

Grid-power is likely too far way to be a feasible option, but with all that sunshine, solar might be a good option for alternative power. If you check with Klamath County, and obtain a use permit, (it is currently zoned F) you may be able to build a cabin or off-grid home!  It would also need a well and septic. Although not on this property, there are many natural springs in the area.  

There is good access to the property on compacted dirt roads. We did not need our 4X4 but it would be advisable to have a high-clearance truck or SUV.

We did get excellent cell-service while at the property!  It is only about a mile and a half to the Fremont-Winema Nation Forest and forest road NF4433. There are miles and miles of roads that lead throughout the forest for access to outdoor recreation! 

Animals you may see here are bald eagles, mule deer, pronghorn, rocky mountain elk, mountain lions, wolves, black bear, coyote, raccoons, squirrels and many, many more!  

 

 

Most of Klamath County lies within the Pacific Flyway for migratory birds, there are hundreds of species of birds that stop in the area including songbirds, many birds of prey, sandhill cranes, and even pelicans! The nearby Klamath Basin is home to the largest congregation of wintering bald eagles in the lower 48 states!  

 

Fishing is primarily for rainbow trout, brown trout, lake trout and Kokanee salmon. The nearby rivers offer world-class fly fishing!

there is no light pollution here and the mountain air is clear and crisp allowing for absolutely spectacular nighttime stargazing. as you gaze out to the west, you can watch the sunset over the cascades and paint the sky orange and pink on those warm summer evenings.

the elevation is around 4800 feet, so it does get cold here in the winters. being in the rain shadow of the cascades, the area is considered a high desert, and doesn't receive the significant rainfall totals that the interior valleys of oregon receives. the usda growing zone is 6a, so if you plan to garden here, make sure you protect your starts from the late spring frosts.

it's just a short drive down to the sprague river and the lush green valley that surrounds it. the sprague river is a tributary to the willaimson river. there are small family farms and cows grazing in the valley. the river starts way up in the mountains before meandering through the valley and supplying water for the local wildlife. the locals tell us that it has excellent trout fishing!
