Lot # 5 Blk 50 Rim Drive Nimrod River Park
Sprague River, Oregon 97639
  • Price: $17,000

This large, 4.72~Acre property has so many possibilities! It sits high on a plateau above the Sprague River Valley with the river meandering below, only about a mile away from the property! Off-Grid living may be possible here!

The property slopes gently away from the road and is mostly flat. The size of the property is enough land to have that place you have been dreaming of with a few horses, a garden, and perhaps some chickens or rabbits, or maybe you would like to use more of the land to build a larger house. Modular homes are allowed in the subdivision also, there are just so many options here!

The area is considered a high desert, but it boasts over 300 days of sunshine per year, so solar power is a good option for many, wind may be a viable source of power here also. If you decide to stay on the grid or a hybrid of both, there are internet providers that service this zip code, and we did get cell service here. The property would need a well and a perk test for septic if you decide to build. Power is within the subdivision, you would need to check with utility companies and Klamath County to verify processes, costs, and distance. There are other off-grid properties in the subdivision. County well logs show that wells in the area are productive, there are even natural springs nearby!

There is an Out-West vibe here, a feeling of freedom, a peacefulness away from a busy lifestyle.

It is incredibly quiet here. All we heard was the wind blowing gently across the plateau, birds overhead, or a far-off neighbor running a tractor or passing by. This would also be an excellent place to use as a base camp to explore the nearby rivers, lakes, mountains, and the over 1,000,000 acres of public lands within the nearby Freemon-Winema National Forest! Hiking, OHV/ATV, horseback riding, mountain biking, bird and wildlife watching, fishing, boating, and fly-fishing are all popular here!

it's so peaceful here, all you hear are distant bird calls and occasionally a neighbor passing by. this area is still very rural, it kind of has an old west vibe out here. the property sits high on a volcanic plateau, with the sprague river in the valley below meandering through the lush pasture and farmland.
