Neighborhood Profile Lot # 5 Blk 50 Rim Drive Nimrod River Park
Sprague River, Oregon 97639
This large, 4.72~Acre property has so many possibilities! It sits high on a plateau above the Sprague River Valley with the river meandering below, only about a mile away from the property! Off-Grid living may be possible here!
The property slopes gently away from the road and is mostly flat. The size of the property is enough land to have that place you have been dreaming of with a few horses, a garden, and perhaps some chickens or rabbits, or maybe you would like to use more of the land to build a larger house. Modular homes are allowed in the subdivision also, there are just so many options here!
The area is considered a high desert, but it boasts over 300 days of sunshine per year, so solar power is a good option for many, wind may be a viable source of power here also. If you decide to stay on the grid or a hybrid of both, there are internet providers that service this zip code, and we did get cell service here. The property would need a well and a perk test for septic if you decide to build. Power is within the subdivision, you would need to check with utility companies and Klamath County to verify processes, costs, and distance. There are other off-grid properties in the subdivision. County well logs show that wells in the area are productive, there are even natural springs nearby!
There is an Out-West vibe here, a feeling of freedom, a peacefulness away from a busy lifestyle.
It is incredibly quiet here. All we heard was the wind blowing gently across the plateau, birds overhead, or a far-off neighbor running a tractor or passing by. This would also be an excellent place to use as a base camp to explore the nearby rivers, lakes, mountains, and the over 1,000,000 acres of public lands within the nearby Freemon-Winema National Forest! Hiking, OHV/ATV, horseback riding, mountain biking, bird and wildlife watching, fishing, boating, and fly-fishing are all popular here!

This is a parcel map showing the location and shape of the of the property.
The area is high desert, at around the 4,000 ft level and it does get cold in the winters, but the area boasts over 300 days of sunshine per year, so some of the people in the area do opt for solar power with great success. Off-grid living is definitely a possibility here! We did get cell-service while at the property.
This would be a great place to have a campsite or vacation spot if you enjoy hunting or fishing or just enjoying the peacefulness of a spot in the country.
This parcel map shows the location of the property within the subdivision and its proximity to the Sprague River.
Before you start to build, you would need to check with Klamath County and the utility companies to verify costs and distances for utilities if you decide to stay on the grid or start building. Modular homes are allowed by the subdivision here. There are several in the area, as well as stick-built homes.
This photo was taken down the road from the property about three miles. The Sprague River is an excellent river for fishing, including fly-fishing. There have been some trophy-sized trout caught recently!
It's so peaceful here, all you hear are distant bird calls and occasionally a neighbor passing by. This area is still very rural, it kind of has an "Old West" vibe out here. The property sits high on a volcanic plateau, with the Sprague River in the valley below meandering through the lush pasture and farmland.
Crater Lake National Park is just an hour away and is breathtakingly beautiful! The nearby Cascade Mountains offer unlimited winter recreation! Skiing and snowboarding in the winter months are nearby at the Willamette Pass or Mt. Bachelor.
The clear mountain air and almost no light pollution offer incredible nighttime stargazing! The property would also make a great spot for a base camp or vacation spot to explore the nearby recreational opportunities!
There are many dirt roads and places to ride if you enjoy OHV/ATV riding, mountian biking or just exploring!
The area is known for being on the Pacific Flyway for migratory birds. Over 400 species of birds make their way through the area, including bald eagles! The Klamath Basin has the largest congregation of wintering bald eagles in the lower 48 states! You can also see sandhill cranes, geese, ducks, songbirds, and pelicans! I took this photo of sandhill cranes within the subdivision.
The Williamson River takes on the Sprague River about 10 miles southwest of the property where it continues on to the Upper Klamath Lake. The community of Sprague River is about 10 minutes away where they have a small store, a post office, deli, a gas station and a few shops. If you are looking for larger city amenities the town of Klamath Falls is just about an hour away, with major stores, a hospital, and events ranging from cultural, educational, theater, and concerts.
