This Large 1.5~Acre parcel sits on the edge of a high-elevation volcanic plateau that overlooks the lush, green, Sprague River Valley!

 The adjoining parcel is also for sale! Make on offer on both and increase your property size to over 3 acres! The property slopes gently, but is primarily flat and has some trees across the back. Sprague River is a small community of only about 800 people. It is primarily a rural farming community. Chiloquin is about 20 miles west where you can get supplies, or get on Hwy 97 from there and travel about 30 miles to Klamath Falls for large stores, education and a hospital.

The Sprague River Meanders through the valley, and is only approximately a mile away! The property will need a well and septic, and power is reasonably close, but with over 300 days of sunshine per year, many in the area opt for solar, or are completely off-grid. The roads within the subdivision are compacted dirt and gravel. We had no trouble accessing the property. It is only about a mile to the entrance of the subdivision and the paved road.

The Sprague river is famous for excellent fishing, and many large trout have been caught recently! The Sprague converges with the Williamson River in nearby Chiloquin and then flows into the Upper Klamath Lake, providing the primary intake for the lake with the larges surface area in Oregon! The Williamson and Sprague Rivers both offer excellent fly-fishing! The Sprague River is just down the road about a mile from the property! If you are not planning to build right away, this would be an excellent location for a base-camp to explore all of the outdoor recreational opportunities in the area! There are many lakes and rivers in the area, and the nearby Freemont-Winema National Forest offer over 1,000,000 acres of public lands!

native grasses and a few sage bushes cover the property. it has an old west vibe here. it's very rural and peaceful here. there is almost no air or light pollution, so at night, the stargazing is spectacular!

the town of sprague river only has about 400 people. there is a market, post office, library, gas station and deli and a community center. the property is only a few minutes drive away.
