Klamath County parcel map showing both lots, #14 and #15 totaling 3.09 Acres.
The trees you see from the back side of the property were burned in the Bootleg Fire of 2021. The land is beginning to recover and small trees and grasses are coming back. Some of the trees are showing signs of recovery. The spring should bring all of the wildflowers back that typically emerge in early spring. The wilderness has a miraculous way of recovering!
Although not on this property, there are many natural springs in the area! This property would need at well and septic if you were to build. Make sure you check with the county and local jurisdictions on your plans for your property. Many people here opt for solar power, as it is quite a distance away to bring grid power. With the volcanic landscape here, the wells vary quite a bit in depth.
This is a County map showing the location of the properties within the subdivision. These maps show the approximate location, they are not surveyed points. The blue area on the may is a National Wetlands Inventory designated seasonal wetland area.
The property has a gently slope upward and is mostly cleared of trees. The land is primarily volcanic. The air is clear here, at night there is almost no light pollution, and stargazing is spectacular! One of the things that struck me the most while standing on the property is how quiet it is! You can hear the wind, and a few birds, a very far away dog barking, but mostly just the quiet peacefulness of the natural landscape that surrounds you here!
This elevated view is from Google Earth to better get an idea of the shape of the properties and the surrounding terrain. These maps show the approximate location, they are not surveyed points.
The views from this property across the high desert give you that "Old West" feeling. It is VERY rural here. The nearest city with large stores and medical care is Klamath Falls, which is about an hour away.
The property is easily accessible on dirt roads. We had no trouble finding the property. We did not need our 4 wheel drive when we were there, but as with all rural properties, a high profile vehicle would be advisable.
The area is known for being on the Pacific Flyway for migratory birds. Over 400 species of birds make their way through the area, including bald eagles! The Klamath Basin has the largest congregation of wintering bald eagles in the lower 48 states! You can also see sandhill cranes, geese, ducks, songbirds, and pelicans!
This is a drone photo taken from above the property. Looking out across the Sprague River Valley and the surrounding foothills. The air is so clear here you can see for miles and miles!
Animals you may see here are bald eagles, mule deer, rocky mountain elk, mountain lions, wolves, black bear, coyote, racoons, squirrels and many, many others. There are hundreds of species of migratory birds that stop in the area. Fishing is primarily for rainbow trout, brown trout, lake trout and kokanee salmon. The nearby rivers offer world-class fly fishing!
The USDA growing zone for this area is 6a, so you may need to cover your early spring garden starts. The winters do get cold here, but since it is high desert here, the snow fall isn't too significant, even with the 4,700 foot elevations. The summers are warm are pleasant.
There are many clear mountain rivers and lakes in the area that offer fantastic fishing, wildlife watching and playing in the water! The Sprague River is about 15 miles from the property, and the Sycan River, which is a tributary to the Sprague, is only about 7 miles away!
