  • Price: $15,000
  • Square feet: 134,600

The owner may be willing to carry the financing on these two parcels that are being sold together for a total of 3.09 Acres in the Oregon Pines Subdivision!

Horseback riding, off-roading, hiking, hunting, fishing swimming, wildlife and bird watching, there is an endless list of outdoor activities that are popular here, but your favorite one may just be sitting and listing to peacefulness and breathing the clear air!

We did not have any trouble accessing the property. It would be best if you had a high-profile vehicle, as with all rural properties. The roads are compacted dirt, and the area is primarily volcanic.

This property being offered for sale is two adjoining parcels totaling 3.09 acres of peaceful, rural land to call your own!

It would be the perfect place for a family campsite and meeting place, a basecamp for outdoor activities, a place to come and relax and get away from a busy lifestyle, or maybe even that off-grid homesite you have been dreaming of!

If you were to build a home on the property, make sure and check with Klamath County and the local jurisdictions on the viability of your plans. Power is quite a distance away, so an alternative power source might be a more feasible way to go. The property would need a well and septic. With an average of over 300 days of sunshine per year, many people opt for solar. There are no building restrictions and no current HOA.

The small community of Sprague River is just 15 miles away, where they have a post office, deli, convenience store, and a few small shops. The Sprague River winds through town as it makes its way through the lush valley.

It is rural here, but you are still not too far away from places to get supplies and medical care. The city of Klamath Falls is just 55 miles away. They have an airport, the state-of-the-art Sky Lakes Medical Facility, large box stores like Walmart and Home Depot, as well as small stores and shoppes. The have excellent restaurants, an active night life, and Klamath Falls is a hub for cultural, artistic, music, and agricultural activities. They also have a community college, and Oregon Institute of Technology (OIT).

With this property being so close to the National Forest, (about 3 miles) all of the outdoor recreation this area has to offer could be just out of your back door! You could bring your toys and ride for miles out here! You would be surrounded by nature, clean air, and all of the peaceful quiet and serenity a rural property can offer! although not on this property, there are many natural springs in the area! this property would need at well and septic if you were to build. make sure you check with the county and local jurisdictions on your plans for your property. many people here opt for solar power, as it is quite a distance away to bring grid power. with the volcanic landscape here, the wells vary quite a bit in depth.

the property has a gently slope upward and is mostly cleared of trees. the land is primarily volcanic. the air is clear here, at night there is almost no light pollution, and stargazing is spectacular! one of the things that struck me the most while standing on the property is how quiet it is! you can hear the wind, and a few birds, a very far away dog barking, but mostly just the quiet peacefulness of the natural landscape that surrounds you here!
